If you’re buying or selling a caravan in Queensland, a Gas Compliance Certificate is one of those things that will come up in the process. Most people know they need one — but far fewer understand what it actually covers, how long it lasts, and why it matters beyond just ticking a box.

So…. What Is a Caravan Gas Compliance Certificate?
A Caravan Gas Compliance Certificate is issued by a licensed gas fitter after they’ve inspected your caravan’s gas system. It confirms that the installation meets Australian Standards (AS5601.2) and that the system is safe at the time of inspection.
Here’s something that surprises a lot of people — and it’s important enough to spell out clearly upfront.
The Certificate covers three things
- The gas system
- appliance approval
- and compliant installation.
It does not cover whether appliances are actually working.
An appliance that isn’t operating properly won’t automatically stop a certificate from being issued — as long as it’s safe.
For example: a gas fitter can certify the system and still note that the oven needs attention.
A good gas fitter will always let you know if repairs or maintenance are needed, even when those issues fall outside the scope of the certificate itself.

Who Needs One?
If your caravan, camper or motorhome has a permanently fixed gas supply, you’re legally required to have a current Gas Compliance Certificate when selling or transferring ownership in Queensland.
This requirement comes directly from Section 113 of the Petroleum and Gas (Production and Safety) Act 2004 — Queensland legislation that requires gas systems in recreational vehicles to be inspected and certified prior to resale. Only a licensed gas fitter is authorised to carry out this work and issue the certificate.
What Does It Cover?
The certificate confirms the safety and integrity of your caravan’s gas infrastructure at the time of inspection. Specifically, a licensed gas fitter will assess:
- Gas line installation and connections
- Regulators and pressure settings
- Flexible hose condition
- Appliance approval and compliant installation
- Overall system safety and compliance with AS/NZS5601.2
Think of it as a health check for your entire gas setup — confirming everything is approved, safely installed and compliant at the time of inspection.
What It Doesn’t Cover
This is where things get interesting — and where both buyers and sellers need to pay attention.
A Gas Compliance Certificate is a point-in-time assessment. The moment it’s issued, it reflects the condition of the system on that day. It does not guarantee:
- That your oven, fridge, hot water system or other gas appliances are fully operational
- The condition of the system after the inspection date
- Any issues that develop during or after the certificate’s validity or after ownership changes hands
As we touched on earlier, an appliance that isn’t working properly won’t necessarily prevent a certificate from being issued — provided it’s safe. This is why the relationship between buyer and seller matters so much at this point. If the gas fitter has flagged anything that needs attention, that information needs to be passed on. A certificate says the system is compliant — it doesn’t tell the full story on its own.
For sellers, if you know there’s a fault and you say nothing, that’s where things can get uncomfortable. Deliberately hiding a known issue — even in a private sale — can leave you exposed. Being upfront is not just the decent thing to do, it’s also the smartest way to protect yourself. And honestly, most buyers appreciate the honesty. It builds trust and makes for a much smoother handover.
For buyers, don’t assume a current certificate means everything is in perfect working order. Ask questions, and don’t be afraid to dig a little deeper before you commit.
How Long Does It Last?
In Queensland, a Gas Compliance Certificate is valid for 3 calendar months. That’s it.
If you’re selling and your certificate is close to expiring — or already has — you’ll need a fresh one before the sale can go through. And if you’re buying and the certificate is pushing that 3-month mark, it’s worth factoring that into your negotiations or timeline.
Tips for Buyers
Buying a second-hand caravan privately? Here’s how to protect yourself:
- Ask to see the certificate and check the date. If it’s older than 3 months, it’s no longer valid.
- Ask the seller directly about appliance faults. A compliance certificate won’t necessarily tell you if the hot water system plays up — the seller needs to.
- Don’t assume compliance means everything works. The certificate covers approval and installation, not performance. A fridge that doesn’t cool or an oven that won’t light properly won’t necessarily show up on a certificate — but they’re still your problem once you drive away.
